Step 1 - Thanks for choosing us and let’s discuss your plan.

Let the team see the schematic design, design development etc. from your architect and engineer. We would like to give professional advice on how to achieve and the cost.

Step 2 - Finalise finance and sign our contract.

You and the bank will have a full estimate and review.

Step 3 - Get all consents from council.

Our team will be busy at sending plans and reports through council, getting consents and processing fees to get everything ready.

Step 4 - Under construction.

We will schedule strict timeline, organise all suppliers and subcontractors to cooperate at each step in the high standard to deliver the fantastic building.

Step 5 - Quality Assurance and Code Compliance.

Each building supplier will issue their warranty or statement, and council inspectors will review the finished building work and apply for the Code Compliance Certificate.

Step 6 - Congratulations!

It is the completion day to hand over the keys. Congratulations to you!

How long does it take to build a house?

Various reports from across New Zealand quote between 10 to 12 months to build a home. This includes the initial planning and consent process, the build itself and the final Code of Compliance and selling of an existing property. The build alone usually takes between five to six months.

What are prime cost items?

Prime cost items are features, such as tiles, tapware and doorknobs, that you have not chosen yet. A sum is allocated for these.

 

What are provisional cost items?

Provisional cost items are features or materials that have unknown costs. This might be because the builder hasn’t seen the site you plan to build on, or they need your input to get a better fix on price. You’ll often see this in the pricing of foundations and earthworks, site drainage, connection to power and water, kitchen, council fees.
